Replacement
Roof Replacement in Mantua Township, NJ
When the whole field is giving up at once, mending it becomes a subscription. A replacement ends the argument, and we will show you both prices before you choose.

How we tell replacement from repair
A repair is sensible while the rest of the covering still has life in it. Once the granules are in the gutters right across the field, once the courses have gone brittle and crack when they are lifted, once two or three separate leaks have come up in a single season, you are not fixing a roof any more — you are paying it an allowance. We will say which side of that line yours falls on, and then both numbers go on the sheet so the gap speaks for itself. Plenty of people take the repair, use the time, and call us back in four years. That is a perfectly good outcome.
What comes with a full replacement
Strip to the deck
Every old layer removed, bagged and taken away, so nothing new sits on something tired.
Boards made good
Any soft or sprung sheathing swapped out, with the count shown to you before the cut is made.
Water barrier
Synthetic sheet over the whole field, with a self-sealing membrane along the eaves, down the valleys and around anything that passes through.
New metal everywhere
Step, counter, valley and vent flashing renewed rather than bent back and sealed.
Air moving properly
Soffit intake cleared and ridge exhaust matched to it, because a sealed attic cooks a new roof.
A clean exit
Magnet twice over the grass and the drive, gutters cleared of debris, container gone the same week.
What the shingle choice does to the number
Architectural shingles sit on most of these houses and are the sensible default: heavier, flatter, better in wind than the old three-tab, and the price difference has narrowed to almost nothing. Above them sit designer profiles that read closer to slate or shake and carry longer terms from the maker. We will put each option against the figure so you can see what the step up actually buys. Nothing on the estimate changes without you saying so.
What the week looks like
Material lands the day before or the morning of. Most roofs here come off and go back on inside two days; a cut-up roof with several valleys, a steep pitch, or decking that turns out worse than it looked adds one. The crew is OSHA certified, which on a two-day tear-off mostly shows up as harnesses going on before anybody steps onto a slope. We will not open a roof we cannot close the same day, so a forecast can move a date. You hear about that the night before, not at eight in the morning with the truck already outside.
Two figures, one visit
We come out, look properly and leave you with the cost of mending it and the cost of replacing it. Both in writing, neither of them owed.
