Roof Leak Repair in Mantua Township, NJ

Rain that gets in travels before it falls, so a stained ceiling tells you something is wrong without telling you where. The hunt comes first and the figure second.

Why the stain misleads everyone

Water follows the path of least resistance across whatever it meets. It can get in at a chimney, travel several feet down a rafter and appear through a ceiling in another room entirely. Patch directly above the mark and you have fixed a piece of roof that was never leaking. So we work both faces: the attic or top floor first, following the track uphill, and then the covering itself to prove where it starts. Pricing before that is guesswork with a number attached.

Where they nearly always start

  • Metalwork joints

Chimneys and sidewalls account for more of what we find than failed shingles ever do.

  • Valley lines

Particularly where an earlier repair laid shingle over the metal rather than into it.

  • Pipe collars

A split in hardened rubber, small enough to be invisible from ground level.

  • Ice at the edge

Meltwater refreezing at a cold eave and backing up beneath the first courses.

  • Old fixings

Holes left by an aerial, a bracket or a previous repair, sealed once and long since dried out.

  • Condensation

A cold deck sweating, which looks exactly like a leak and needs an entirely different fix.

What helps before we get there

Put a container under it, photograph it while it is still wet, and notice how long after the rain starts the drip begins — a fast one and a slow one come from different kinds of fault. If a ceiling has started to bow, make a deliberate hole at its lowest point over a bucket rather than waiting for it to come down on its own. Then ring. We work ordinary hours, so describe what is happening and we will find you the earliest appointment worth having.

Afterwards

We will tell you what to watch for and how long. An old stain does not fade just because the water stopped, so the test is whether it spreads after the next heavy rain, not whether it disappears. If it does spread, we come back and carry on hunting: once we have put a number on a leak it stays ours until it stops.

Two figures, one visit

We come out, look properly and leave you with the cost of mending it and the cost of replacing it. Both in writing, neither of them owed.
