Roof Inspections in Mantua Township, NJ

Hardly anyone has looked at the thing keeping their house dry. An hour on it converts a background worry into three short lists: sound, wearing, and worth attending to before the cold.

What the hour is for

Not for finding something to sell you. The useful result is a picture you can act on: roughly roughly what age the covering is, what is left in it, which details carry the risk, and whether anything should be dealt with before the weather turns. Sometimes the answer is that nothing wants doing for another five years. That outcome earns the hour as much as any other, and it is the reason the visit is free.

What gets looked at

  • The covering

Granule cover, whether the courses are lying flat, and whether the seal strips are still bonded.

  • The metalwork

Around chimneys, up sidewalls, and at every dormer and skylight, since that is where trouble starts.

  • The valleys

They carry more water than anything else up there, so they age before the field does.

  • Everything that goes through

Pipe boots, vents and whatever has been bolted through the roof at some point.

  • Edges and gutters

How much granule is sitting in the trough, what the edge metal is doing, and whether the fascia is staying dry.

  • The underside

Boards, rafters and the airflow above the insulation where there is a hatch, because a hot deck ages a covering fast.

Sensible times to ask

Before a sale, from either side of it. The spring after a hard winter. When a skip appears on the street and your covering went on the same decade as theirs. Or because a roofer quoted you a number without ever leaving the driveway. Nothing needs to be wrong first. Finding out what you own is reason enough, and an OSHA certified crew means nobody is improvising their way up a ladder to tell you.

What you end up holding

Photographs of whatever matters and a written account in plain language rather than trade shorthand. Where work is worth doing, the figures sit beside it — both of them, the repair and the replacement. Where there is nothing worth doing, that is what the write-up says, and the hour was ours to spend.

Two figures, one visit

We come out, look properly and leave you with the cost of mending it and the cost of replacing it. Both in writing, neither of them owed.
